Our family home

Our house is at the end of a modern terrace of four houses built with direct access from the front and the back onto the Old College Lawns.We are at the end of the cul de sac and so there is no passing traffic. We live in Ripon, close to the Market Square and the Cathedral. There is a private sunny garden with a patio and garden furniture. Bikes can be stored securely in the utility room. There is private parking for 2 cars and extra dedicated visitor parking available free within 200 yards. The ground floor of the house is newly extended to provide a large kitchen/ diner with bi fold doors leading into the sunny garden. On this floor too there is a spacious sitting room which can also be used as a dining room. There is also a utility room and a cloakroom. The utility room can be used as safe storage for bikes. On the first floor there is a sitting room with triple aspect windows overlooking the Old College Lawns and the master bedroom with an en-suite shower room and French doors leading onto a balcony which gets morning and late afternoon sun. The balcony has a table and chairs and views across to the escarpment edge of the North Yorkshire Moors.
On the second floor there is one double and one small bedroom with bunk beds and the house bathroom.
There is another double bedroom on that floor which is currently used as a studio but could be used as a single bedroom. The house is very light and warm. The windows at the front are triple aspect and catch the sun all day.

The garden is sunny and quiet, there are no garden neighbours, just the college lawns to the front and the back. There is plenty of garden furniture for relaxing or eating al fresco.

About the location

We are close to Fountains Abbey World Heritage Site, Rievaulx, Byland and Jervaux Abbeys. There are lots of castles, National Trust and English Heritage properties and picturesque villages close by in the Yorkshire Dales and North Yorkshire Moors National Park. Ripon has restaurants, cafes and pubs as well as three rivers,"The Garden Racecourse" and three museums.The cathedral hosts regular music concerts. There is a children`s play area on the lawns behind the house.
Each night at 9pm the Wakeman stands in the Market Square, blows his horn and sets the watch to tell you it is safe to go to bed, he will keep guard over the city and protect us all from Viking invasions.
There is a park with bowls and crazy golf and public tennis courts.
The house is five minutes walk from a good supermarket. There is easy access by car or public transport to Harrogate and York. We are 4 miles from the A1.
