My home is high above the Wye valley, fantastic views, very peaceful but only 6 mins drive or 15 minutes cycle downhill to Monmouth town. Central heating underfloor with wood burner in living room (with high ceiling) make it a cosy home, thick stone walls, light open plan house, cool in summer heat / warm in winter, 3 french doors each leading to open terrace with garden sitting areas, oak floorboards reflect the modern feel in an old setting, the house is not cluttered. Books, good broadband, blue tooth music player - 2 TVs by internet Netflix . BBC - prime / Amazon etc . Bring your own laptop as I take mine with me. Annex a step away next To double garage has emperor size bed kitchenette with fridge electric separate heating - useful for Extra guests with auto single blow up bed with bed base headboard
Incorporated. First floor (home ) has Large double bedroom (new 2023 double bed), ground floor bedroom one double, both with good quality mattresses and toppers, good quality bedding and linen. Kitchen (new 2024 all built in Neff units): Fridge freezer, electric AGA with independently operated ovens and hobs including fast ceramic hob, dishwasher, clothes washing machine. Well stocked with espresso machine, food processors. Light and airy home, well maintained, v. comfortable, full TV licence plus internet broadband with WiFi. White modern bathrooms, overhead rain shower, plus rod hung handheld shower high pressure in ground floor bathroom fitted 2022; bath on first floor with overhead shower on wall rod with glass screen over bath, fitted 2023. Garden furniture provided, There is a padded comfortable swing seat in upper area of garden by 5 bar gate looking southwest. Annex is adjacent to double garage for secure, storage for bikes and sports equipment. The well stocked, gently sloping away from the house, with a second large unfenced garden pond overlooking country garden gives both privacy and views of the hills and Wye valley beyond Monmouth.
Accessibility: whilst the ground floor has all facilities On one level with only a small 3” step up to enclosed bathroom shower with non slip grip floor for elderly/ disabled, the access to the barn itself is via the back door west facing - stone terrace deck and 9” high wide deep stone steps to it. The main front door is in sunken terrace with stone steps down with handrail - making this unsuitable for those with mobility problems. (It is possible to enter the house on the flat from a parking area behind 5 bar gate to French doors but this is a longer walk across the large Stone south west facing terrace on a gravel path).
The sewage system is reedbed in adjacent property so only eco products, to be used, no harsh chemicals or the worms on which all depends will die. I have a cat and 5 chickens would appreciate pet care whilst you stay and offer same in return but I can make other care arrangements with close neighbours if you prefer or if you go away whilst holidaying here.

My home is 6 minutes drive to Monmouth town, with restaurants, pubs, Theatres x2 Including a cinema, the house is one of 3 barn conversions, very quiet area, with many public footpaths nearby, in a tourist area, food and music festivals, hillwalking, horse riding, rock climbing in Black mountains and Brecon Beacons and the indoor rock climbing and underground potholing centre about 25 miles away by road, within 15 miles of World Heritage site Blaenavon, many ancient castles, 25 miles from Newport’s world renowned golf course (and a smaller beautiful golf course within 2 miles).
