Set in a secluded cul de sac with views down the valley and cooling breezes this modern, light, airy house overlooks a dam, with all windows looking out on to forest.

It is only 10 minutes to Dunsborough and the state's best beaches (Smith's, Injidup and Yallingup) in the heart of the northern part of the Margaret River wine region.

The house is an eco friendly colourbond pole house with an enormous kitchen/family room for entertainment. The kitchen is new (2014) with all electric Bosch oven, induction cooktop and dishwasher. There is a reverse cycle airconditioner and wood heater. We mostly live on the verandah deck and cook on the gas BBQ.

The house is mostly powered by a grid connected 3Kw solar power system. The hot water is from a marvellous heat pump running for free off the solar power. The water is pure rainwater off the roof collected in a 95,000 litre tank.

The main bedroom (queen) has an ensuite, the second is a double and the last has 2 single beds. The covered carport is at the front door.

The house is simple, functional and a lovely place to be in, rather than chic / expensive / designer. It is very easy to spend an entire day watching the resident kangaroos grazing on the lawn.

We gather as a family plus friends each April to pick around a tonne of olives which we have pressed for oil for our own consumption.

About the location

The state's premier holiday destination. Our place is elevated, so rarely suffers from extreme temperatures. It is in a small estate with residents who are nearly all locals. The only other house on view is 120 metres away, mostly hidden by mixed jarrah/marri forest.

Lots of birdlife, kangaroos, wildflowers on the block...

I defy anyone to find an area anywhere with such a range of good beaches within 20 minutes drive. Yallingup lagoon and Castle Rock beach are child friendly safe places (apart from one 5 metre great white which cruised through last summer), Yallingup, Smith's and Gracetown for world class surf, Injidup for wine at sunset...

Wine? Northern end of Margaret River wine region, so 20+ wineries within 20 minute drive. With wine, food...so a truly silly number of excellent eating places, ranging from biodynamic woodfired Swiss bakery to high end Vasse Felix gourmet dining.

The place is 2 hours 40 minutes from our Perth home, with only ONE traffic light, to get on to the freeway in Leedervile.
