Ou home is full of books and art and is a relaxing place to stay and explore all that Edinburgh and the surrounding area has to offer. The property is all on one level.

There is a small private front garden with a high hedge ensuring privacy. To the rear, and accessed directly from the kitchen, is a spacious shared garden with a large area of lawn. This rear garden is fully enclosed.

There is gas central heating throughout the flat and a gas-powered fireplace in the living room.

The kitchen contains a double-oven, a gas hob, a microwave, a fridge-freezer, a washing-machine, and a dishwasher.

There is a television and hi-fi system in the living room.

Facilities for young children, including a high-chair, travel cot, and toys, can be provided.

About the location

Our home is situated in Polwarth an attractive area of Edinburgh.
There is a bus-stop immediately outside the property and the Lothian Bus services 10 and 27 regularly travel the short distance to the city centre (apron 10 minute journey to city centre) and its attractions, and also connect to the airport bus and tram links.

Nearby Bruntsfield and Morningside provide an excellent selection of shops, boutiques, restaurants, cafes, a Waitrose supermarket, and a Marks and Spencer Food Hall. There is a small Co-Op supermarket immediately over the road from the property.

There are two play-parks and a large playing field within 5 minutes` walk of the property. Also within 5 minutes` walk is the Union Canal Walkway, which provides access to an extensive walk and cycle network leading to the Water of Leith.

The green spaces of Bruntsfield Links and the Meadows are easily accessible. More walks can be enjoyed in the nearby Blackford, Craiglockhart, Braid and Peatland Hills.


Haymarket train station is a short walk from the property, whilst Waverley train station is a 15-minute bus-ride away.


One of the largest urban World Heritage Sites on the planet, Edinburgh is a beautiful, vibrant city full of world-class museums, galleries, theatres, and visitor attractions. Famous streets such as the Royal Mile, Princes Street, George Street and Multrees Walk provide superb shopping experiences, including high-end fashion retailers and whisky merchants. During August, Edinburgh is transformed by the World`s largest festival of art, theatre, dance, music, comedy, street performance, literature, and much more.
