Pear Tree Cottage

Pear Tree Cottage is a traditional stone detached Somerset house that was entirely renovated in 2003 with underfloor heating and double glazing throughout so it is warm and cosy. It has solar panels on the roof and battery storage. The cottage overlooks fields in a friendly village on the outskirts of the lovely town of Wiveliscombe at the start of the rolling Brendon Hills, which lead to Exmoor.

Downstairs there is a large kitchen diner with a sofa, seating area and music system. The kitchen areas has a gas range with elecric oven, coffee machine and microair. Off the kitchen is a warm and sunny south-facing garden room with double doors to the garden, which has a patio seating area and access to the church behind through a private archway. There is a larger expanding dining table with four chairs in the garden room should you need it.

The living room is very characterful and cosy with a wood burner and music centre. There are logs outside and in the garage for the woodburner. Beside the sitting room is a smaller snug room with a sofa and smart TV. There is also a utility room with sink and washing machine, and a separate downstairs loo off the hall.

There is full internal wifi throughout the house. The mobile signal is poor in this area so you will need it for wifi-calling.

Upstairs there is one double room and two single bedrooms all with sprung mattresses. There is also an additional futon mattress. There are two bathrooms - one with roll top bath - with separate showers. There is also a large workroom and studio with great light for those interested in painting or sketching.

Pear Tree Cottage has a back garden with lawn and flower beds that is fenced securely for small and medium dogs. The front drive has room for two cars and gives access to the front door and the back via a separate gate. There is an electric bike you are welcome to use. Further parking is available on the road.



About the location

Langley Marsh is a small village along a B road leading up into the Brendon Hills. It is friendly and good for walking. Lots of people have dogs. My neighbours are lovely people and always open to helping out. We have a pub that is open at weekends for Sunday lunch and evenings, but the nearby town of Wivelisombe is less than a mile away - walkable on the road or over the fields behind the house when there are no crops in the field. Views from the house are of the small tin chapel behind us, the Brendon Hills and the old brewery of Wiveliscombe (know as Wivey, pronounced Wivvy).

The small town of Wiveliscombe just under a mile away with shops, two excellent pubs, an excellent restaurant, two takeaways, a very popular butcher's, a Saturday local food market, co-op store, chemist, outdoor pool, doctor`s surgery and a range of other businesses.

Just 6 miles away is Wellington, bigger again and with a good range of national and independent shops, including a Waitrose. There is also a sports centre in the town with a pool.

The county town of Taunton is about 12 miles away and can be reached by bus from the end of our road.

We are 20-30 minutes drive from Exmoor, the Quantocks and the Blackdown Hills, and about 25 minutes drive to Watchet to the north/west coast, where there is a fabulous arts centre called East Quay, and 50 mins to Sidmouth on the south coast.
