Detached beamed cottage and beautiful garden in rural village with good transport links
We have restored and sympathetically extended our cottage, which dates from 1788, to create a charming and comfortable 4 bedroom home. We are situated in Harlaxton village, in a conservation area, on a quite lane, right next to the 12th century church of St Mary & St Peter (http://www.harlaxtongroup.org.uk/public/harlaxton.php)
The cottage has a large (8m x 4m) beamed living room with large sofas, parquet floor, original exposed stone wall, wood burning stove, and stable door opening out on to the rear garden. A perfect evening room.
Part of the new extension to the cottage is a large garden room (4.5mx4.5m). This has full width bi-fold doors which open on to the garden, a large roof lantern, oak floor, exposed original stone wall, large sofas and a dining table for 8. This is a warm bright space all year round. A perfect day room.
There is a large kitchen with double electric oven, gas hob, microwave, dishwasher, fridge-freezer, Jura bean-to-cup coffee machine, and table to seat 6. We are keen cooks and there is a large larder with an extensive range of herbs, spices, oils and vinegars, nuts dried fruits etc. which guests are free to use. The small utility area has a sink, washing machine and tumble drier.
There are four bedrooms. The two main bedrooms, on the first floor, are large (3x4m) with king size beds, high beamed ceilings, and views on to the rear garden. Also on the first floor is a bedroom with double sofa bed. The fourth double bedroom is on the ground floor. None of the bedrooms have en-suites.
On the first floor there is a bathroom and separate toilet room. On the ground floor there is a newly constructed wet room with toilet.
The house has full central heating, with smart controller, supplemented by solar hot water, fast Wi-Fi broadband. 3 smart TVs, CD and DVD player
There is a large workshop which offers space to store bikes etc.
The large cottage garden wraps around the house with meandering gravel paths running between areas of shrubs, small trees, herbaceous planting and many large old roses. There is an area of herb garden supplying Rosemary, Thyme, Mint, Sage, Fennel and Chives. There are fruit trees and bushes supplying Apples, Pears, Plums, Raspberries, Gooseberries, Blackcurrants, and Rhubarb. There is a pond with cascade, water lilies and planted margins. There are no grassed areas in the garden.
There is a deck area with table, parasol, garden chairs and sofa which is great in the morning sun. By the pond, there is a gravelled area with a large garden table, chairs and parasol. This area is west facing and the perfect place to sit in the afternoon and evening.
We do not have a garage but there is parking on the drive for 3 cars.
About the location
East Midlands Airport is 50 minutes by car/taxi. Stansted Airport is 1.5 hour by car. Heathrow, Stansted and Gatwick Airports are about 2.5 hour by frequent trains.
Grantham Rail Station is 10 minute by car/taxi, from where there are fast regular very fast trains to London Kings Cross (1 hour), York (50 min), and Edinburgh.
Harlaxton village is a small rural village with a shop/post office and a good pub/hotel/restaurant (http://www.thegregory.co.uk). There are a lot of other attractive villages in the area many with excellent pub/restaurants.
There are recreation grounds 600m from the cottage with a children’s play area, bowls green, football pitch, cricket pitch and a sports and social club. The village is next to the Harlaxton Estate, the original owners of our cottage. Harlaxton Manor is a very grand historical house and parts of the grounds of the manor and its lake are a open to the public. The Manor has many open days and events (https://harlaxton.co.uk).
Harlaxton is 2 miles from the A1 giving quick road access north and south. We are 3 miles from central Grantham, 23 mins from Newark https://visitnewark.co.uk/ , 25 minutes from Stamford http://www.stamford.co.uk , a favourite destination of ours, 40 minutes from Lincoln and 45 minutes from Nottingham.

Harlaxton is 5 miles from Belvoir castle www.belvoircastle.com , location for Downton Abbey and The Crown, which has splendid gardens and hosts many events. Woolsthorpe Manor (NT) home of Isaac Newton is 15 minutes away. Belton House (NT) is 15 minutes away. Burghley House, which hosts the Burghley Horse trials, is 30 minutes away.
25 minutes away Rutland Water https://www.lrwt.org.uk/rutland-water offers bike hire, sailing and windsurfing, excellent walks, children’s play areas and an outdoor climbing wall. It has excellent trout fishing and is also one of the UK’s premier bird watching areas noted in particular for it’s Ospreys. We are an hour away from the Lincolnshire Wolds (https://www.lincswolds.org.uk/) and 1hour 30mins from the North Norfolk coast.
The area has several golf courses, horse riding schools and fishing locations.
