Pen-y-common

Pen-y-common is a traditional old (C17th) Welsh Longhouse, with an award-winning, single-storey modern extension. In 2023 it won the RSAW, RIBA (Royal Institute of British Architects, Wales) Building of the Year, and National Eisteddofod Gold Medal for Architecture. It is a family house, in a beautiful and deeply rural setting, overlooking the picturesque town of Hay on Wye and the Wye Valley. From the cottage, it is possible to walk down Hay Common into Hay using a public footpath, or in the other direction to walk up to the Black Mountains in the Brecon Beacons National Park.

The cottage is accessed via a 1 km-long farm track and is set in farmland, surrounded only by an expansive garden, fields, and woodland. There are 4 double bedrooms and one of those rooms leads to the next in the old house. There is a traditional bathroom with a bathtub, a shower room, and a downstairs toilet. Plus large open-plan kitchen, snug cinema room, piano room, and a studio space in the far end, which was the former cow byer.

About the location

Hay is a market town, located on the Welsh-English Border. Most properties have an English postcode but are located in the Welsh government area. Hay is famous for being a `book town` with a famous annual literary festival, and sister event HowtheLightGetsIn which focuses on philosophy and music. Those events take place in late May each year.

The town is a popular tourist destination for the rest of the year, located next to the River Wye and in the Brecon Beacons National Park. The town is very picturesque with many independent shops, a weekly market (Thursdays), plenty of coffee shops and pubs and a recently restored Castle open to the public, with a crows nest viewing tower, from where is it possible to see 3 counties - Powys, Herefordshire and Shropshire.
