Flat in Duddingston Village

Our flat is approx. 80 sqm across two floors. this year we recently converted it into a single dwelling from two separate one-bedroom flats - in fact we are still discussing some `snagging` with our builders!

There is a communal garden shared with the other three flats in the block, with a lawn and a table/chairs/fire-pit for outside dining.

Ground floor - one single living space - with a sofa/TV area and beyond it a kitchen dining area. Beyond that a small bedroom with a single bed.

On the first floor is a single bedroom, a small bathroom/shower-room and a double bedroom.

About the location

Duddingston is an ancient `village` of two streets, lying close to the city centre. It has a kirk (church) which is 900 years old this year. The immediate area is very green, with Duddingston Loch running on one side of the village, surrounded by a nature reserve and beyond that two golf courses. There is also the Doctor Neils` garden and Jock Tamsin garden in the next street which are open to the public and free (with a tea room operating April-October Thursdays-Sundays). The flat itself lies on a pretty street: the Causeway almost opposite `the Sheep`s Heid Inn` - which purports to be the oldest pub in Scotland. The pub serves food, has a beer garden and a historic (carpet) bowling arcade. Duddingston sits next to the royal park and is accessed from the city by the low road (NB this is closed to traffic at weekends). It takes 30 minutes to walk to the Royal Mile. Behind the flat is an expanse of community land which is open to the public, this includes a community garden and an orchard which affords great views of the city southwards and eastwards towards the coast and hills. Climb this hill and there is access to popular attraction of Arthur`s seat. There are many paths to explore as well as easy access to cycle routes into the city or out to the countryside/East Lothian.

NB The area is NOT well served for shops. There is a single bus route (no.12) which runs twice hourly into the city or to Portobello. NB It is just over a mile walk to the beach at Portobello.
