Garden flat in south London

We bought our lovely garden maisonette flat in Balham 3 years ago and love living here. The flat is comprised of a large kitchen / dining area, bathroom, master bedroom, sitting room and a small box room that we use as an office.

It is a Victorian property built c.1914 and contains lots of original Victorian features. We redid the whole property when we bought it so the kitchen, bathroom, all flooring and decoration etc have been done in the last 3 years. We have taken great pride in doing up our flat and hope to share it with someone who would take care in looking after it during their stay.

We have a king sized bed but no bed in the box room, so the property is only suitable for 2 persons (and potentially a baby or small child in a travel cot).

The way the maisonettes on our street were built is that each maisonette has its own front door but every 2 maisonettes share the garden. As with lots of the flats on the street, the garden has been partitioned into two through a fence - we use the right hand size and our lovely neighbours upstairs use the left hand size of the garden. We have a BBQ and garden furniture which you would be welcome to use - the garden receives its best sunlight from late morning until early afternoon.

In terms of other amenities, we have a coffee machine, oven, microwave, dishwasher, TV and separate washer and tumble dryer.

About the location

1. Transport

We live 10 minutes walk from Balham tube station, which is on the Northern line. The tube journey into Oxford Circus (central London) takes 15 minutes. The flat is also close to local bus stops and 10 minutes walk from Balham and Wandsworth common train stations.

There is on-street parking available and we have no trouble finding parking outside our flat as we do not live on a busy road.

2. Local area

Balham is a lovely, family-friendly area with a great community feel. It has lots of pubs, bars, restaurants, shops and amenities but it particularly known for it's brunch and cafe culture. As we are a 10 minute walk from the centre of Balham, our area and road are very quiet.

The flat is 5 minutes walk from Wandsworth Common and 15 minutes walk from Tooting Common. Wandsworth Common has a lovely cafe, park and duck ponds. Tooting Common has a lido, play areas and sports facilities.

3. Accessibility

Please note that to enter the property there is a small step onto the front porch. There are no other steps in the flat as it is all on the ground floor.
